Duties, Responsibilities & Other

  • The Project Inspector will function in an Agency (Owner’s Representative) role and be responsible for the following:
    • Monitor and inspect all construction materials, equipment, and supplies for compliance with the Contract Documents, approved shop drawings, approved submittals, and quality of workmanship.
    • Report to the Owner and the Architect/Engineer (A/E) when the Work being performed does not conform to safety requirements or to the requirements of the Contract Documents; recommend suspension of the Work when warranted.
    • Review the Contractor's detailed Schedule; advise the Owner and A/E on the Contractor's progress and all other construction scheduling issues.  Monitor the Schedule; notify the Owner and the A/E of any slippage in the Schedule (with emphasis on the CPM); make recommendations on acceptance/rejection of the Contractor's proposed Schedule Recovery Plan; maintain an annotated copy of the Schedule that reflects actual progress of the Work.
    • Monitor construction quality and coordination of the various trade contractors' Work at all times; identify discrepancies/issues to the Owner and A/E.
    • Generate and maintain records, including a Daily Report of construction activities inclusive of, but not limited to, weather conditions, construction activities, inspections, tests, photographs, A/E site visits, etc.
    • Observe tests required by the Contract Documents; record and report to the Owner and A/E the Contractor's test procedures and results of the tests.
    • Perform daily roof inspections and document roofing system installation activities, including weather conditions, deck conditions, materials stored, materials installed, times of installation, quality of installation, etc.
    • Submit a Weekly Report to the Owner and A/E summarizing the significant activities and occurrences at the project site, inclusive of Daily Reports.
    • Participate in progress and monthly Pay Meetings with the Owner, A/E, Contractor, and other designated representatives to review the current status of the Work and any actions needed to keep the project within budget and on schedule.
    • Maintain and submit with each Weekly Report a running record of outstanding discrepancies/deficiencies, including Item Number, Date Observed, Contractor/Subcontractor performing the Work, Description, and Date Corrected.
    • Maintain the following items at the project site:  Construction Contract; a current set of Contract Documents (inclusive of all Addenda, accepted Change Orders, etc.); Meeting Minutes; Shop Drawings; Samples/Product Data; names and addresses of all Contractors, Subcontractors, Material/Equipment Suppliers, and other project personnel; Contractor’s Applications for Payment; Weekly Reports; Daily Reports; Discrepancies/Deficiencies List; Tests/Test Reports; Commissioning Reports; O&M Manuals/Data; A/E Punchlists; and any other documents and revisions resulting from issues concerning the Contract or the Work.
  • Eexperience in construction management with an emphasis on inspection of buildings and facilities.  A record of increasing responsibility and progression in positions on construction projects. Experience with MEP/FP (mechanical/HVAC, electrical, plumbing, and fire protection) systems and site/building security systems is preferred.
  • Knowledge of and familiarity with the construction process, particularly in quality control, scheduling and reporting.  Ability to read and interpret Contract Documents.  Familiarity with CPM scheduling and industry standard scheduling software.  Familiarity with establishing and maintaining Document Control on a construction project site and use of Document Control software.  Well versed in the use of the Microsoft Office Suite.  Strong writing and speaking skills.  Ability to work cohesively and effectively with Owner’s personnel, A/E’s, Contractors/Subcontractors. Authorities Having Jurisdiction, and other construction project personnel.

Qualifications

  • Bachelor's degree or equivalent experience required. Secondary degrees such as Master, licenses and certifications preferred.
  • Minimum of 6 - 10 years of experience.
  • Pre-employment drug screening is a condition of employment. Background and motor vehicle checks may be required based upon position.

Performance Expectations

  • Complete Annual Individual Training Program
  • Hire and train additional personnel as required
  • Submit for approval and deliver timely annual Employee Performance Appraisals for assigned staff
  • Train adequate backup personnel to support your role in your absence
  • Develop and maintain customer relationships by soliciting monthly performance feedback, identifying client needs, and identifying the next project
  • Comply with all KCI policies and procedures
  • Ensure projects fulfill ISO compliance requirements
  • Establish strong working relationship with client, contractors, and design engineers
  • Maintain active participation in professional and business organizations
  • Manage work routine of all assigned staff and assign job activities as required
  • Complete other duties as required/assigned
  • Achieve or exceed budgeted individual utilization target
  • Assist with receivables management
  • Complete all tasks on time and within budget while fully meeting the scope
  • Consult and coordinate with other practices and sub-consultants as required
  • Ensure effective use of equipment and personnel
  • Manage project schedule and track burn rate to deliver all projects on time and within KCI's budget while fully meeting scope
  • Operate within specified (corporate or project) budget parameters
  • Analyze change orders and disputes and make recommendations to the owner
  • Maintain document control for correspondence, RFIs, submittals, etc.
  • Prepare and analyze schedules
  • Prepare cost estimates
  • Read plans and specifications and understand the construction contractor's means and methods
  • Solve construction problems in the field
  • Test, document, and assure quality of contractor's work
