Overview

KCI is seeking a facilities construction inspector and project controls manager otherwise known as a “Clerk of the Works” (COTW) for a capital improvements project in Richmond, VA and Charlottesville, VA. The Project Inspector is a representative of the Owner and is responsible to the Owner for performing the duties, observations, and services described.

Duties, Responsibilities & Other

  • Monitor and inspect all construction materials, equipment, and supplies for compliance with the contract documents and shop drawings
  • Inspect installation and workmanship for compliance with the approved plans, specifications, shop drawings and referenced standards. (e.g. ACI, SMACNA, NFPA, NEC, BOCA, ASHRAE,tc.) Verify compliance prior to cover or close-in of work.
  • Monitor quality and coordination of trade contractors' Work at all Recommend to the Owner ways to alleviate identified problems. Identify all work not done in accord with the Contract Documents and report it to the Owner and A/E.
  • Immediately report and log all discrepancies and non-conforming Contractor's work to the Architect/Engineer and the Owner. Also report any discrepancies noted in plans and specifications to the Architect/Engineer (A/E) for clarification or resolution. The Project Inspector shall not interpret or change approved plans and
  • Keep a record or records, including a daily log of construction activity, roofing, tests, inspections, reports, photographs, and annotated drawings, in order to show the progress of and changes in the project during its Keep records of the designer's and designer's representatives' site visits. Maintain these records. (See Formats on the DGS Forms Center.)
  • Schedule and monitor roof inspections and all special inspections
  • Notify the Owner any safety violations, OSHA visits, accident reports, and corrective actions observed. Such reports do not relieve the General Contractor of responsibility for safety under terms of the Contract 
  • Verify invoices for on-site tests/site visits of independent testing entities
  • Submit to the Owner and the A/E a weekly report in an approved format summarizing the significant activities and occurrences at the project Include copies of the Daily Reports with the report.
  • The Inspector shall participate in progress and monthly pay meetings with the owner's representative, Architect, Contractor, and other designated representatives, to review the current status of Work and any action needed to keep the project within budget and on schedule. The Owner may assign the Inspector other duties related to these scheduled meetings.
  • The Inspector shall review the Contractor's detailed schedule and advise the owner on the Contractor's progress and all other construction scheduling 

 

Qualifications

  • BS or AAS in the engineering and/or professional engineer registration a plus.. Degree in construction management or engineering preferred.
  • 2- 4 years of experience required.
  • Pre-employment drug screening is a condition of employment. Background and motor vehicle checks may be required based upon position.

Performance Expectations

  •  Ensure projects fulfill ISO compliance requirements
  •  Establish strong working relationship with client, contractors, and design engineers
  •  Achieve or exceed budgeted individual utilization target
  •  Complete all tasks on time and within budget while fully meeting the scope
  •  Operate within specified (corporate or project) budget parameters
  •  Assist in negotiating contractor change orders
  •  Maintain document control for correspondence, RFIs, submittals, etc.
  •  Oversee project schedule and budget
  •  Prepare and analyze schedules
  •  Prepare cost estimates
  •  Read plans and specifications and understand the construction contractor's means and methods
  •  Solve construction problems in the field
  •  Test, document, and assure quality of contractor's work
