Duties, Responsibilities & Other

The Construction Manager Three (3) will aid and assist Project Management Staff and/or Senior Management Staff in the oversight of a variety of large and small building construction projects.  This role will also be responsible for completing and directing a variety of International Code Council (ICC) Chapter One Building Inspections, Chapter Seventeen Special Inspections, and/or Construction Materials Testing, Sampling, and/or Observation efforts. The Construction Manager 3 will aid in the oversight of project scheduling, testing and inspection scheduling, budgetary oversight, and quality assurance of the Contractor’s scope of work.

Essential Duties and Responsibilities:

  • Assist Managerial and/or Technical Staff with Project related duties or activities.
  • Work independently, with minimal managerial oversight.
  • Observe, monitor, and/or inspect construction-related activities.
  • Expeditiously prepare and accurately document daily construction-related activities observed and/ or data collected during observations and/or inspections.
  • Have, and exhibit, a strong sense of understanding and knowledge related to construction activities, processes, building materials, equipment and systems, heavy equipment, applicable reference documents, Code compliance, and construction jobsite safety.
  • Understand or exhibit an acceptable level of skill to properly navigate provided project related construction document(s); such as, construction drawing(s)/ construction plan(s), specification(s), submittal document(s), governing reference document(s), and provide clear and concise direction or recommendation(s).
  • Demonstrate a professional, ethical, and resolute attitude on construction site(s)/ Project jobsite(s).
  • Operate within specified corporate or project budget parameters.
  • Assist in the preparation or negotiation of project specific budgets
  • Aid in the resolution of construction-related issues/ problems encountered or found in the field or relevant project site, and report actions taken to the appropriate parties, stakeholders, and/or supervisor.
  • Maintain and organize project documentation or prepared internal work product ensuring all documentation is complete, accurate, and up-to-date.
  • Aid in the progression of established relationship(s) with Clients, Contractors, and Designers.
  • Be able to confidently perform minor design-related and/ or construction-related calculations.
  • Be able provide supplemental aid with training, mentorship, and/ or support of junior-level staff.
  • Asist in the evaluation of staff performance and provide input to managerial staff.
  • Aid in the arrangement of staff training for a variety of material testing, sampling, and/ or inspection tasks related to soils, aggregates, asphalt, concrete, grout, mortar, masonry, steel, fireproofing, building, mechanical, electrical, plumbing, fire alarm, and/ or other various construction-related inspection tasks.
  • Perform inspection(s) related to building components, foundations, slab-on-grade, slab-on-deck, reinforced concrete, steel, welding, bolting, masonry construction, and/ or other various building related inspections as required or necessary.
  • Must be willing to, and able to, perform duties or responsibilities outside of normal business hours, such as nights, weekends, and/ or holidays; extended hours and overnight stays, to reflect the Contractor’s changing work schedule may be required.
  • Be able to perform work away from, or outside of, a/the physical Office location.
  • Be able to perform work outside of a 100-mile radius of the physical Office location and/or throughout South Carolina
  • Assist in the analysis, preparation, or modification of reports, specifications, plans, schedules, for project(s) worked on.
  • Serve as a responsible, trustworthy, accommodating, professional, and ethical on-site project representative.
  • Attend, present, or aid in facilitating Client Meeting(s).
  • Assist Project Management Staff or Senior Staff with the production of project budgets and technical deliverables, QA/QC reviews for project or task deliverables, technical and price proposals, communication and interaction with external and internal clients.
  • Aid with marketing, business development, and expansion of KCI’s service offerings.
  • Assist in the oversight of internal project schedules and budgets, as well as, quality assurance of internal work product.
  • Position requires heavy lifting, working outside in a variety of conditions on a regular basis, and ability to perform work independently.
  • Travel to construction site(s) throughout the State is an essential function of this position; a valid driver’s license is required and ability to pass a drug screening.

  • Valid driver's licenses to travel as needed to project sites, client meetings and growing the business.
  • Have the ability to manage multiple projects simultaneously and the ability to work with a diverse team.
  • Experience with building upgrades, renovations, additions, alterations, and new construction are preferred.
  • Knowledge of the construction process, quality control, quality assurance, scheduling, building, mechanical, electrical, plumbing, fire, etc.
  • Ability to work with and help establish relationships with clients, contractors, and design professionals.

Ideal candidates will have, or the ability to successfully achieve within a period of six (6) to nine (9) months, any of the following certifications:

  • International Code Council (ICC) Chapter One (1) Commercial Building Inspector Certification(s)

Education and/or Skills Required:

  • Minimum of 4 years of relevant work experience with a high school diploma/GED or minimum of 2 years of relevant work experience with a Bachelor’s Degree.
  • Ability to understand construction plans, specifications, and procedures.
  • Possess the ability to read, write, and communicate fluently.
  • Work effectively as a team member
  • Ability to establish strong working relationships with various stakeholders.

Certificates, licenses, and/or Registrations Required:

  • Valid Driver’s License
  • Ability to maintain required certifications.
